BrokersLynk — Terms of Use

accurate about what BrokersLynk actually does, so that a UAE-qualified lawyer can review and
finalise it quickly rather than starting from a blank page. Do not present it as final legal
terms until that review has happened.

1. Who we are

BrokersLynk ("we", "us") operates a property matching service for licensed real-estate brokers

in Abu Dhabi and the wider UAE. These Terms govern your use of the service.

2. Who may use it

The service is for licensed real-estate professionals acting in a professional capacity. By

creating an account you confirm that:

are true, and you will keep them current;

Accounts are personal to you. You may not share your password, let another person use your

account, or transfer it. Each seat is one human being.

3. What you may do with the information you see

You may use the property information, matches and contact details you obtain through

BrokersLynk for your own brokerage work: finding a buyer or tenant for a property, finding a

property for a client, and contacting the counterpart broker or owner about that specific

transaction.

4. What you may not do — please read this section

This section is the heart of the agreement, because the value of BrokersLynk is the database and

the matching engine behind it. You agree that you will not:

(a) Extract data in bulk. You may not copy, download, scrape, harvest, index, or

systematically collect any part of the service, whether by hand, by script, by browser

extension, or by any automated agent. Reading the screens as a broker is use. Building your own

copy of the data is not.

(b) Use automated tools against the service. No bots, crawlers, scrapers, headless browsers,

AI agents, or scripted clients may access the service. Access is for human beings using the

interface we provide.

(c) Circumvent the technical limits. You may not evade, disable or work around rate limits,

contact-reveal limits, access controls, or any measure that restricts what your account can

retrieve — including by rotating IP addresses, using multiple accounts, or spacing requests to

avoid detection.

(d) Reverse engineer the service. You may not decompile, disassemble, or attempt to derive

the source code, algorithms, scoring logic, data structures or matching methodology behind the

service, nor create any product or service derived from them.

(e) Build a competing database. You may not use anything obtained from BrokersLynk to

construct, populate, train, enrich or improve any competing property database, listing service,

matching engine, lead product, or machine-learning model.

(f) Resell or redistribute. You may not sell, licence, publish, broadcast or otherwise

provide access to the information to anyone outside the firm on your account.

(g) Misuse contact details. Contact details obtained through the service may be used to

pursue the specific transaction they relate to. They may not be added to a marketing list, used

for bulk messaging, sold, or shared with a third party.

(h) Attempt to breach security. No probing, scanning, penetration testing, credential

attacks, or attempts to access data belonging to another firm.

5. How we enforce this

We monitor for automated and bulk-extraction behaviour. This includes the rate and the **timing

pattern** of requests, the volume of contact reveals, and requests for resources a normal

browser would never ask for.

Where that monitoring indicates automated use, we may **suspend the account immediately and

without notice**, and we may tell your firm why. Where extraction has actually occurred we

reserve every legal remedy available to us, including recovery of the value of the extracted

data.

We would far rather ask than accuse. If your account is suspended and you believe it is a

mistake, contact us and we will look at it properly.

6. Our intellectual property

The service, the database, the matching engine and its scoring logic, the interface, and all

related software are our property or licensed to us. Nothing in these Terms transfers any right

in them to you. You receive a **limited, non-exclusive, non-transferable, revocable right to use

the service** as described in section 3, for as long as your account is active and in good

standing.

7. Your data and your clients' data

Our handling of personal information is described in the Privacy Notice, which forms part of

these Terms.

Where you enter or upload information about your own clients, you confirm you are entitled to

provide it to us and that doing so does not breach any duty you owe them. You remain responsible

for your relationship with your clients.

8. Accuracy — what we do and do not promise

Property information reaches us from broker WhatsApp groups, brokerage CRM systems and public

registers. We do not guarantee it is accurate, current or complete, and a match is a

suggestion, not advice. Verify before you act, and before you advise a client. Prices, sizes,

availability and permit status change constantly and can be wrong at source.

We are not a party to any transaction, we do not act as a broker, and we do not give valuation,

investment, legal or tax advice.

9. Availability

We aim to keep the service running but do not promise uninterrupted availability. We may change,

suspend or withdraw features.

10. Suspension and termination

We may suspend or close an account that breaches these Terms, particularly section 4. You may

close your account at any time by contacting us. Sections 4, 6, 11 and 12 survive termination.

11. Liability

To the fullest extent UAE law permits, we are not liable for indirect or consequential loss, for

lost profit, or for any loss arising from reliance on the accuracy of property information. Our

total liability in any twelve-month period is limited to the fees you paid us in that period.

Nothing here limits liability that cannot be limited by law.

12. Governing law

These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of

Abu Dhabi, and the courts of Abu Dhabi have exclusive jurisdiction.

13. Changes

We may update these Terms. Where a change materially affects your rights we will tell you and

ask you to accept the new version before you continue.
